This is a full-title development, Turnkey (You only pay when the house is completed)-transaction and one of the occupants must be 55 years or older.
What is the process from purchasing my home to taking ownership?
Buyers must secure their finances with the Transferring Attorney and house will be transferred after the occupation certificate is received
Can I make alterations/extend my home once completed?
Yes, The Management Committee shall review all plans and provide approval or refusal of building plans relating to renovations, alterations or additions envisaged on any Stand before submission for Drakenstein Municipality approval.
Does my stand need to be registered in my name before building works can commence?
No, it is a turnkey transaction (the completed house will be transferred into the name of the buyer after the occupational certificate is issued by the municipality)

Occupancy age
1.1) It is a condition of subdivision imposed by the Drakenstein Municipality that Stands in the Estate may only be occupied by persons over the age of 55 (fifty-five);
1.1.1) Members shall ensure strict adherence to this condition in relation to Stands owned by them;
1.1.2) It is not required for Members themselves to be over the age of 55 (fifty-five), but tenants or occupiers must be over the age of 55 (fifty-five). The only exception is that the spouse of a tenant or occupier need not be over the age of 55 (fifty-five) provided that the main tenant or occupier is over the age of 55 (fifty-five);
1.1.3) Any person who is a direct descendant of a tenant or occupier may occupy a Stand for a period less than 1 (one) month, but must obtain the written consent of the Association should they wish to occupy a Stand for a period longer than 1 (one) month;
1.1.4) All tenants and occupiers of Stands shall be bound by the provisions of this Constitution and any rules or regulations of the Association. The onus is on the registered owner of the Stand to ensure that his/her tenant or occupier is familiar with the provisions of this Constitution and any rules or regulations of the Association;
1.1.5) Members must obtain the written consent of the Association before their Stand may be tenanted or occupied by any person/s other than the registered owner of the Stand. Members are to furnish the Association with the details of the prospective tenant or occupier. Should such tenant be over the age of 55 (fifty-five), the Association may not refuse to furnish its written consent;
1.1.6) Should a Member, tenant or occupant fail to adhere to the provisions of this paragraph 4, the Association shall be entitled to impose a reasonable penalty on the Member who is the registered owner of the Stand.
